About GCHA

Serving people across Grundy County, we manage and maintain housing program focused on the needs of Seniors and people with disabilities. We believe that a stable home is the foundation for opportunity, dignity, and growth.  Beyond housing, we are committed to fostering inclusive communities where every resident feels supported and empowered to live with independence and pride.

As a local public agency, we partner with federal, state, and community organizations to ensure resources are accessible, programs are managed responsibly, and our housing remains a place residents are proud to call home.

Our work is guided by integrity, accountability, and a deep respect for the people we serve. Whether through affordable housing initiatives, supportive services, or community engagement, the Grundy County Housing Authority is here to make a lasting difference in the lives of our residents and in the vitality of our county.

The Grundy County Housing Authority and its affiliated entities provide three affordable housing communities in Grundy County: Saratoga Tower in Morris, Gardner Village Commons in Gardner, and Mazon Park Place in Mazon. Each community has its own age, income, and program eligibility requirements.

Saratoga Tower - Morris

One-bedroom affordable apartments serving households age 62 and older and qualifying persons with disabilities. Rental assistance is provided through the Project-Based Voucher program administered by the Housing Authority for LaSalle County.

Gardner Village Commons - Gardner

One-bedroom affordable apartments for adults age 55 and older. The property operates under Illinois Housing Development Authority requirements and has its own income, tenant-selection, and waiting-list requirements.

Mazon Park Place - Mazon

One-bedroom affordable apartments for adults age 55 and older who meet the property’s applicable income and tenant-selection requirements.

Who Qualifies for Housing

Eligibility requirements differ by property. Select a community to review its age, income, occupancy, and waiting-list requirements. GCHA provides reasonable accommodations to applicants and residents with disabilities.

Applicants are also screened for suitability, including rental history, ability to maintain a safe home, and background checks for criminal activity or fraud in housing programs. Certain serious offenses, such as lifetime sex offender registration or methamphetamine production in federally assisted housing, are permanent disqualifications.

How to Apply

Families and individuals interested in affordable housing must complete an application for housing assistance. Applications are accepted in person at the Grundy County Housing Authority office:

1802 North Division Street, Suite 507

 Morris, Illinois 60450

The application process happens in two phases:
Pre-Application
Applicants provide basic information such as family composition and income. This determines preliminary eligibility and placement on the waiting list.
Full Application
When nearing the top of the waiting list, applicants undergo full verification of eligibility, income, and other criteria before final admission.
